Ancillary Services

Ancillary Services

Specialized Testing With a Focus on Radon Safety.

Ancillary services provide targeted inspections and testing that go beyond a standard home inspection. At NiA Inspect, radon testing is our primary ancillary service, supported by additional specialty inspections designed to give homeowners and buyers a deeper understanding of property conditions, safety, and performance.

Radon Testing (Primary Service)

Protect Your Health. Know Your Radon Levels.

Radon testing is the most important ancillary service we offer. Radon is a naturally occurring, colorless, and odorless radioactive gas that can enter a home through the ground and accumulate in lower living areas such as basements and crawlspaces. Long-term exposure to elevated radon levels is a serious health concern and is the second leading cause of lung cancer in the United States.

Testing is the only way to determine radon levels in a home.

Why Radon Testing Matters

✔ Radon cannot be detected by sight, smell, or taste
✔ Elevated levels can occur in any home—new or old
✔ Testing helps protect current and future occupants
✔ Required or recommended in many real estate transactions

How Radon Testing Is Performed

Radon testing is conducted using professional-grade testing devices placed in the lowest livable area of the home for a specified testing period.

  • Short-Term Testing: Typically conducted over 2–7 days to provide timely results for real estate transactions
  • Long-Term Testing: Conducted over 90 days or more for a more accurate assessment of average radon levels

Test results are analyzed and compared to established safety guidelines.

Radon Levels & Safety

  • EPA Action Level: 4.0 pCi/L — mitigation is recommended if results meet or exceed this level
  • Health Risk: No level of radon exposure is considered completely risk-free, especially with prolonged exposure

Additional Ancillary Services

While radon testing is our primary ancillary service, NiA Inspect also offers the following specialty inspections:

Thermal Imaging Inspection

Uses infrared technology to detect temperature variations that may indicate moisture intrusion, insulation gaps, air leaks, or electrical concerns not visible during a standard inspection.

Drone Services

Provides safe and efficient aerial inspections of roofs, chimneys, and exterior components that are difficult or unsafe to access from the ground.

Water Quality Testing

Evaluates water for potential contaminants that may affect health, taste, or usability, helping homeowners and buyers make informed decisions about water safety.

Mold Inspection

Identifies visible mold growth and conditions that may promote mold development, supporting healthier indoor air quality and effective remediation planning.

Wood-Destroying Organism (WDO) Inspection

Detects evidence of termites and other wood-destroying organisms that can compromise the structural integrity of a property.

Home Energy Score Inspection

Evaluates a home’s energy efficiency using a standardized scoring system and provides recommendations to improve comfort and reduce energy costs.

Important Things to Understand

  • Ancillary services are optional and may not be included in a standard home inspection
  • Radon testing is strongly recommended for homes with basements or ground-level living spaces
  • Results reflect conditions at the time of testing
